Dear Homeowner(s):
As the season changes, it’s time again to finalize the Association’s financial plan for the year ahead. With support from Rockwood Property Management (RPM), your elected Directors have adopted and hereby propose the enclosed 2025 Budget for ratification by the members. Pursuant to RCW 64.38.025(3), the budget is ratified unless 51% of the members oppose. To reject the budget, members must attend the Ratification Meeting in person or by proxy at 12:30pm on December 5, 2024, via Zoom. Members that are unable to attend the Ratification Meeting may respond by Proxy, which must be submitted in writing by any means listed herein and received prior to the Ratification Meeting. The only purpose of the Ratification Meeting is to tally the members opposed to the proposed 2025 Budget; no other business will be discussed. 2024 Budget Ratification & Assessment Increase
Linked to the right please find the 2024 Budget, which is hereby submitted to the membership for ratification, and Dues Increase Notice, a copy of which has been sent to all homeowners by mail and email. Unless 51% of the members vote to reject the budget in person or by proxy at the upcoming Ratification Meeting, the proposed 2024 Budget is automatically ratified. No response is required from members that approve of the proposed budget, only rejections are tallied. Questions or concerns should be submitted in advance of the Ratification Meeting, which is scheduled for 11am on December 7 via Zoom. Members that wish to REJECT the proposed 2024 Budget must attend the Ratification Meeting in person or by proxy to submit their opposition. PAYMENT REMITTANCE INSTRUCTIONS
UPDATED 11/6/23: linked to the right, please find an Annual Disclosure, which is an educational effort sent to all homeowner email contacts to ensure you know where and how to access important HOA information. Please take a few minutes to review and become more acquainted with your HOA as well as the online resources offered through Rockwood Property Management (RPM). For homeowners enrolled in AutoPay (through the HOA Portal), assessments are debited on the first business day after the assessment due date and will post to your checking account (or credit card statement) within 3 business days. Provided that you are properly enrolled in AutoPay and your payment information is correct, no further action is needed to ensure payment of the next assessment. Coupon books will be sent after budget ratification. Homeowners that are enrolled in Portal AutoPay will not receive a coupon book. If you pay any means other than AutoPay (through the Portal), you can expect your coupon book to arrive by mail before January 1. A hard copy of the attached Annual Disclosure has also been sent with the 2024 Budget to ensure all owners receive a copy. As a reminder, the HOA’s governing documents provide for a 60 day grace period for the remittance of assessments. Coupon books are provided as a courtesy but are not required for payment remittance.
