2026 Budget Ratification Meeting
When: December 12, 2025 @ 12:00PM, via Zoom Zoom Link: https://us06web.zoom.us/j/86334810763 As the season changes, it’s time again to finalize the Association’s financial plan for the year ahead. With support from Rockwood Property Management (RPM), your elected Directors have adopted and hereby propose the 2026 Budget (linked to the right) for ratification by the members. Pursuant to RCW 64.38.025(3), the budget is ratified unless 51% of the members oppose. To reject the budget, members must attend the Ratification Meeting in person or by proxy at 12:00pm on December 12, 2025, via Zoom. Members that are unable to attend the Ratification Meeting may respond by Proxy, which must be submitted in writing by any means listed herein and received prior to the Ratification Meeting. The only purpose of the Ratification Meeting is to tally the members opposed to the proposed 2026 Budget; no other business will be discussed. |

PAYMENT REMITTANCE INSTRUCTIONS
UPDATED 12/16/24: linked to the right, please find an Annual Disclosure, which is an educational effort sent to all homeowner email contacts to ensure you know where and how to access important HOA information. Please take a few minutes to review and become more acquainted with your HOA as well as the online resources offered through Rockwood Property Management (RPM). For homeowners enrolled in AutoPay (through the HOA Portal), assessments are debited on the first business day after the assessment due date and will post to your checking account (or credit card statement) within 3 business days. Provided that you are properly enrolled in AutoPay and your payment information is correct, no further action is needed to ensure payment of the next assessment. Coupon books will be sent after budget ratification. Homeowners that are enrolled in Portal AutoPay will not receive a coupon book. If you pay any means other than AutoPay (through the Portal), you can expect your coupon book to arrive by mail before January 1. A hard copy of the attached Annual Disclosure has also been sent with the 2025 Budget to ensure all owners receive a copy. As a reminder, the HOA’s governing documents provide for a 60 day grace period for the remittance of assessments. Coupon books are provided as a courtesy but are not required for payment remittance.
